Living in Sunriver, Sunriver Style Founded in 1968, Sunriver is a planned residential and resort community with oversight by the Sunriver Owners Association (SROA) – a not-for-profit homeowner association directed by a nine member board of directors with staff and departments that manage the association’s day-to-day operations. There are also several standing committees such as design, finance and covenants as well as task forces and work groups filled by volunteer owners. SROA’s staff provides functions and duties found in any smalltown government, including community development, recreational programming, the maintenance of roads and pathways as well as the operations of other community amenities for property owners, their guests and visitors. The Sunriver Fire and Police departments are separate entities and are part of the tax-based Sunriver Service District, a special service district within Deschutes County’s government. There are four types of development in Sunriver, all of which are members of the association and pay maintenance fees for the overall upkeep of the Sunriver community. RESIDENTIAL AREAS There are more than 4,170 homesites consisting of privatelyowned, single-family homes and condominium units. Many units are either personal vacation homes or vacation rentals through a property management company, Airbnb, VRBO, etc. RESORT AREAS Privately operated resort property includes the Sunriver Resort Lodge and Great Hall complex, The Cove pool, Woodlands and Meadows golf courses, The Spa, marina, stables and other resortaffiliated facilities. RECREATIONAL FACILITIES Located on common areas owned/managed by the Sunriver Owners Association, these facilities include the Sunriver Homeowners Aquatic & Recreation Center (SHARC), Member Pool, numerous tennis and pickleball courts, SROA boat launch, Fort Rock Park, Paulina Park, Mary McCallum Owner Park, 34 miles of paved pathways for pedestrians and bicycle riders and more than 60 miles of roads. COMMERCIAL DEVELOPMENT In addition to Sunriver’s commercial core – including businesses within The Village at Sunriver – there are three churches, Sunriver Nature Center & Observatory, Sunriver Airport and the Marketplace grocery store/gas station.
